What’s the Average Cost of Roof Replacement in NJ?
Most residential roof replacements in New Jersey range from $8,000 to $18,000+ for a standard single-family home with architectural asphalt shingles. Here’s a rough breakdown by roof size:
- Small roof (1,000–1,500 sq ft): $8,000–$11,000
- Average roof (1,500–2,500 sq ft): $11,000–$16,000
- Larger roof (2,500–3,500+ sq ft): $16,000–$25,000+
These figures assume a full tear-off, new decking where needed, architectural shingles, new flashing, ridge cap, and proper ventilation — which is what a quality replacement actually includes.
What Affects the Price?
1. Roof Size and Pitch
Larger roofs cost more — that’s straightforward. But pitch (steepness) matters just as much. A steep roof requires more safety equipment, slower installation, and more physical effort. Expect a 10–20% premium on steep-pitched roofs.
2. Number of Existing Layers
NJ building code typically allows a maximum of two layers of shingles. If your roof already has two layers, they must be fully torn off before new shingles are installed. That tear-off adds $1,500–$3,000 to the job but is non-negotiable for a proper installation.
3. Decking Condition
Once the old shingles come off, we inspect the plywood or OSB decking underneath. Soft spots, rot, or damage get replaced before new shingles go down. Most homes need some decking replacement — we price this per sheet, typically $60–$100 per sheet of plywood.
4. Materials and Shingle Grade
Architectural shingles (the standard for most NJ replacements) run $120–$200 per square (100 sq ft) installed. Premium designer shingles cost more but carry longer warranties and significantly better curb appeal.
5. Flashing and Accessories
Valleys, chimney flashing, pipe boots, drip edge, and ridge vents are not optional add-ons — they’re part of a watertight roof system. Any estimate that doesn’t include these should prompt a follow-up question.
6. Permits
Roof replacement in most NJ municipalities requires a permit. EFER pulls permits as part of every job — permit fees are included in our estimates. If a contractor tells you a permit isn’t needed, that’s a red flag.
