It’s one of the most common questions we hear: “Do I actually need a new roof, or can this be repaired?”
And here’s the honest answer: sometimes a repair is exactly the right call. Sometimes it’s just delaying the inevitable — and costing more in the long run.
After inspecting thousands of roofs across Mercer County and surrounding NJ communities, here’s how we think through that decision — and how you can start thinking through it too.
Start With the Age of the Roof
The single most important factor in the repair vs. replacement decision is how old the roof is.
- Under 10 years old: A repair is almost always the right call, assuming the damage is isolated.
- 10–20 years old: It depends on the extent of the damage and the overall condition. A repair can extend the life of a roof that still has years in it — or it can be money spent on a roof that needs replacement anyway.
- 20+ years old: At this point, the cost of a proper repair often approaches a significant fraction of the replacement cost. And every repair you do is patching a roof that’s aging in other areas you can’t see.
Most architectural shingles installed in NJ are rated for 25–30 years, but the actual lifespan depends heavily on attic ventilation, storm exposure, and installation quality.
Signs You Need a Full Replacement
These are the indicators that tell us a replacement is the honest recommendation — not just a sale:
Multiple Areas of Damage
If the damage is isolated to one area — a few broken shingles from a fallen branch, for example — a repair is often straightforward. But if we see granule loss across the entire roof, cracking in multiple sections, or soft spots under the shingles in several places, the damage isn’t localized. It’s a systemic issue.
Failing Flashing
Flashing is the metal that seals the joints around your chimney, vents, skylights, and roof valleys. When flashing fails, water gets in — and often by the time you notice a leak inside, the damage has been spreading for months. Old or failing flashing on a roof that’s already 20+ years old is often a sign the whole system is near the end.
Shingle Granule Loss
If you’re seeing dark streaks on your roof or granules accumulating in your gutters, your shingles are shedding their UV-protective coating. This happens naturally near the end of a shingle’s life. Once granules are gone, shingles deteriorate quickly. This isn’t repairable — it’s a sign the roof is aging out.
Daylight Through the Roof Deck
If you can see daylight when you look up into your attic, there are gaps somewhere in the roof system. That’s not a repair scenario — that’s a full investigation, and often a replacement.
Sagging or Soft Spots in the Decking
If you push on sections of your roof and feel softness, or if you can see sections sagging from the street, the decking underneath has likely been compromised by moisture. New shingles on rotted decking won’t hold properly and won’t last.
Signs a Repair Is the Right Call
Repairs make sense when:
- The roof is under 15 years old and in otherwise good condition
- Damage is limited to a clearly defined area (storm damage on one slope, for example)
- The flashing is in good shape and the decking is solid
- The repair cost is significantly lower than replacement and buys meaningful years

The Question to Ask at Every Estimate
Whatever contractor you’re talking to, ask this: “If you repair this, how long before we’re having this conversation again?”
A contractor who’s being straight with you will give you a realistic answer — even if it means telling you that a repair buys 2–3 years and then the roof needs to come off anyway. That’s useful information.
