Roof Repair vs. Roof Replacement: How to Know What Your NJ Home Actually Needs
One of the most common questions New Jersey homeowners ask after finding a leak or noticing damaged shingles: Do I need to repair my roof or replace the whole thing? The answer depends on several factors — and getting it wrong in either direction costs you money. This guide gives you an honest framework for making that decision.

The 5 Key Factors That Determine Repair vs. Replacement
1. Age of Your Roof
Roof age is the single most important factor:
- Under 10 years old — Repair is almost always the right call unless there’s catastrophic damage
- 10–15 years old — Depends on the extent of damage and the roof’s condition overall
- 15–20 years old — Replacement becomes increasingly worth considering, especially if repairs are recurring
- Over 20 years old — Replacement is almost always more cost-effective than ongoing repairs on a roof at or past the end of its design life
Standard 3-tab shingles last 15–20 years in NJ’s climate. Architectural shingles last 25–30 years with proper ventilation. If your roof is approaching these thresholds, a repair today may just delay an inevitable replacement by 1–2 years.
2. Extent of the Damage
- Isolated damage (1–2 squares or less) — Repair is typically appropriate. A “square” is 100 sq ft of roofing.
- 25% or more of the roof damaged — Most roofing professionals recommend replacement. Replacing a quarter of a roof rarely blends well and often leads to mismatched shingles and uneven weathering.
- Structural damage (decking, rafters) — Replacement is almost always required when the underlying structure is compromised.
3. The Nature of the Damage
Not all roof damage is the same:
- Missing or cracked shingles — Often repairable if isolated
- Granule loss — If widespread, indicates end-of-life shingles and points toward replacement
- Active leak with no structural damage — Likely repairable
- Leak with rotted decking — Partial or full replacement required
- Hail damage — Impact-dimpled shingles lose their protective granules throughout; hail damage almost always warrants full replacement and is typically covered by insurance
- Wind damage — Depends on how many shingles were affected and whether matching materials are available
4. How Many Times Has It Been Repaired?
A roof that has been repaired 3 or more times is telling you something. Recurring leaks in different areas, multiple patched sections, and frequent shingle replacements are signs that the roof is at the end of its useful life. At some point, the cumulative cost of repairs exceeds the cost of replacement — usually sooner than homeowners expect.
5. Insurance Coverage
If the damage was caused by a covered storm event, your insurance may cover full replacement even if a repair would technically suffice. In NJ, wind and hail damage claims regularly result in full roof replacements when the adjuster determines that matching shingles aren’t available or the damage is widespread.
Always have a licensed contractor inspect storm damage before accepting a repair-only settlement from your insurer.
The 1/3 Rule: A Useful Guideline
A common rule of thumb in the roofing industry: if the cost of repairing your roof exceeds one-third of the cost of replacing it, replacement is generally the smarter investment. A new roof comes with a warranty, improved performance, and eliminates the risk of additional failures in the near term.
Signs You Can Repair (For Now)
- Roof is under 15 years old
- Damage is limited to a small, isolated area
- No decking damage found on inspection
- Only one or two areas of active leaking
- Matching shingles are available
- No widespread granule loss
Signs You Need a Full Replacement
- Roof is 20+ years old
- Granule loss visible throughout — gutters full of granules
- Multiple leaks in different areas of the roof
- Shingles curling, buckling, or cracking across large sections
- Daylight visible through attic boards
- Sagging or soft spots on the roof deck
- Hail impact dimples covering 25%+ of the surface
- Prior repairs haven’t held
- You’re planning to sell the home within 5 years
