- Deck inspection — rotted or damaged sheathing is replaced
- Ice and water shield — along eaves and valleys per NJ building code

What Drives Your Cost Up (or Down)
Roof Pitch
A steep roof requires more safety equipment and takes longer. Expect to pay 15–30% more than a flat or low-pitched roof of the same area.
Number of Layers Being Removed
NJ code generally allows two shingle layers. If you already have two, both must come off — adding $800–$2,000+ to the job.
Deck Condition
Rotted plywood sections must be replaced. Contractors typically charge $60–$90 per 4×8 sheet installed. We flag these during tear-off and get your approval before proceeding.
Complexity
Every valley, hip, dormer, skylight, and chimney adds labor and material. A simple gabled ranch is cheaper per square than a multi-dormer Colonial.
Permits
Required in virtually every Mercer County municipality. Permit fees range from $150–$600 depending on town. Your contractor should pull the permit — if they’re asking you to pull it, that’s a red flag.
Why NJ Costs More Than National Averages
National average estimates of $8,000–$12,000 don’t apply in New Jersey. Expect 15–25% above those figures because of:
- Higher NJ labor rates
- Mandatory building permits
- Stricter code requirements (ice and water shield coverage, etc.)
